Louisiana Capital Certified Development is a private/non-profit corporation which markets and facilitates the SBA 504 loan program. We are most commonly referred to as a “CDC”. There are approximately 275 CDCs located in various parts of the country. We are the most active SBA 504 lender in Louisiana given that over the last 10 years we have facilitated slightly over 50% of all the 504 loan production within the state. SBA 504 is a program that enhances economic development through fixed asset financing, whereby long term (20 year fixed rates) financing is available for owner occupied real-estate and/or some of the fixed (non-moveable) equipment needs (10 years fixed rates) of all Louisiana small businesses. The 504 structure is unique in that the SBA actually participates in the funding, taking a second mortgage or security interest for up to 40% of the project cost and the participating bank will fund 50% of the long term financing secured by a first mortgage. Many banks have recognized the 504 program as a value added product given the benefits of risk mitigation and alternate financing options.
